Know the age. Preserve the evidence.
Create an appliance record, organize inspection observations, and plan replacement reserves without guessing serial-number codes or declaring equipment safe.

A maintenance record, not an automatic diagnosis.
Age alone does not establish remaining life, warranty coverage, reliability, or safe operation.
Before you act
- Gas, electrical, fire, refrigerant, water, and structural concerns require appropriate qualified review. Follow emergency-service guidance for an immediate hazard.
- The planning-life and cost ranges are user-entered assumptions, not model-specific service-life or local contractor quotes.
- Reports can contain personal information. Imports and saved plans remain local; review exports before sharing.

Documentation gaps
| Serial-number decoding | Not performed: no verified manufacturer rule is assumed |
| Manufacture-date evidence | Not established |
| Service-life range | 8–15 years, entered planning assumption only |
| Warranty / recall / safety status | Not determined |
Calculation notes & limitations
Age is elapsed days from the documented date divided by 365.2425 for display. Installation date does not establish manufacture date.
Replacement range = entered material range × (1 + material tax) + installation allowance. Monthly reserve uses the range midpoint divided by the chosen horizon.
Structured observations are displayed verbatim after HTML escaping. Severity is supplied by the user or inspector, not inferred or downgraded.
The method is part of the tool.
Record whether the known date is installation, manufacturer-confirmed manufacture, or unknown. Never guess a serial-number decoding rule.
Preserve original inspection wording, evidence, severity, and recommended action. Keep safety findings ahead of budget planning.
Build an explicit replacement-cost range and a monthly reserve scenario from user-entered prices, tax, labor, and timing.

Age and model identity cannot establish safety. This tool does not inspect appliances, validate a serial code, diagnose faults, or replace qualified inspection.
